
The developer plans to put housing in an area with warehousing and manufacturing jobs
DALLAS (TIP): A Kentucky developer is planning to build a fully affordable apartment complex near one of the city’s logistics hubs. LDG Development, which is based in Kentucky and operates an office in Dallas, is planning to restrict the 330-unit Gateway at Trinity Forest apartment complex for residents making 60% of the Dallas’ area median income.
River Inn, Camp Mystic and others to face probes and litigation, say legal experts. That figure is around $70,380 for a family of four, according to the Department of Housing and Urban Development.
In February, Dallas City Council approved the developer’s plan to apply for 4% housing subsidies with the Texas Department of Housing and Community Affairs.
“We have to wait to break ground until the application is approved, so we’ll submit it in a month or two. It’s a 75-90-day process,” said Jake Brown, development manager for LDG’s Dallas office. “Assuming we get through it successfully, we’ll be ready to start construction around December 2025.”
While project costs have not been officially revealed, a state filing puts a tentative $100,000,000 price tag on the development, which will be located at 2050 Dowdy Ferry Road.
“As a whole, the location of the development is fantastic since it gets direct access to I-20,” Brown said.
The community is located near the Union Pacific rail hub along Interstate 45 and several large logistics warehouses boasting footprints of more than 1 million square feet.
Last quarter, nearly 600,000 square feet of new space was delivered in the area according to research from global real estate brokerage JLL, and nearly 2 million square feet have been absorbed this year. “Not much has happened with new housing stock in the area. There are many warehousing and manufacturing jobs, so it fits perfectly with what we’re planning,” Brown said.
The complex includes 39 one-bedroom, 147 two-bedroom, 132 three-bedroom and 12 four-bedroom floor plans featuring granite counters, hardwood floors and stainless steel appliances.
Amenities at the community will include a clubhouse, children’s playground, pool, fitness center, yoga studio and dog park.
The community is also located across from trails and a lake at Great Trinity Forest Gateway and Horse Trail.
